Rental rates that are calculated as an average of the amount of space available in each building per market area. In other words, rental rate calculation is carried out by factoring in, or weighting, the square footage related to each specific rental rate.
That is, the weighted average rental rate is figured out by relating the square footage associated with a given rental rate on each particular, available space to the square footage associated with rental rates on all available spaces, multiplying the rental rate by that ratio, and then adding up all the resulting figures.
As a general practice, rental rate averages consist of both direct and sublet available spaces.
