Total Property Return


A measure of the ungeared (un-leveraged) return that is generated by a portfolio of properties. In computation, it is the change in the capital value (of the portfolio components), excluding land, less any capital expenditure incurred, plus net income, expressed as a percentage of capital employed over the respective period. All items used in calculation shall relate to the same period in question.

It is known for short as TPR.
